The Rock Springs Ridge Home Owners Association has a very specific list of fences available for installation in the community. The biggest dificulty when installing a vinyl privacy fence in Rock Springs Ridge is their requirement for Bufftech Norfolk fencing. This style of fence has been discontinued by Bufftech and the style is not currently available from any of our local suppliers. Gifford Fence has developed a similar fence using readily available products from Homeland Vinyl Products, our main vinyl fencing supplier. As you can see from the photos below it produces a really nice looking fence at about half the price of ordering from an internet supplier.
The fence has 5 inch square posts anchored in concrete. We buy the regular privacy style posts then route a center hole for the middle rail. We design it so the middle rail has a little more room to move than the top and bottom rails. We do this because the midle rail impedes the standard vinyl privacy fences ability to "rack" on slopes. By make the rail hole a little taller it allows the rail to adjust to compensate for the pickets on top & bottom. All support rails are 1-3/4" thick by 5-1/2" tall.
Rock Springs Ridge also allows black aluminum fences up to 5 feet tall. The HOA requires the standard flat top rail version of the fence. We have this style available from On Guard Fence Systems, Ameristar Fence Products, Alumiguard & Elite Aluminum Fencing. All manufacturers versions meet the HOA requirements. I prefer the On Guard product because of its thicker materials and architectural powder coat finish, but all come with a lifetime warranty and all install in similar manners.
Lastly, the community allows wood shadowbox privacy fences only. The shadowbox fence is a great choice for areas that often receive high winds as it allows the air to flow through much easier. But privacy is lost because you can see through the fence at certain angles.
